Yes. A third of your energy loss can leak out of your windows. Low”E” coating, Argon gas, and proper installation are key factors to consider when you replacing your windows. The Low “E” coating reflects heat back into the room during winter months, increasing your energy efficiency by 25 to 50 percent. Argon gas is used between the panes of glass because it will slow the heat and cold transfer through the windows. To insure that you will receive the energy savings, you must have a qualified contractor install your windows. This includes proper measuring, shimming, insulation, caulking and capping for a professional finish. Question for Blaine: What are the “must haves” in a new home inspection? What areas aren’t necessarily included in a standard inspection, but should be checked out anyway? |

Always have a new construction inspected after framing and roofing and before insulation or dry wall are installed. New framing techniques make omissions and mistakes by carpenters critical, but unfortunately frequent. Stucco finishes are also creating tremendous problems in many areas due to improper flashing and detailing. Either of the above can lead to long-term damage in the hundreds of thousands in some cases. A standard home inspection does not include termite certification, water, well or septic certifications or radon testing. All of these should be performed as applicable. -Blaine |

Question for Blaine: Is it necessary to keep the faucet in your house running at a trickle when the temperature outside goes below 10 degress to keep the water lines from freezing? |

If your house is properly insulated and the heat is set at a minimum of 60 degrees, you shouldn’t have to waste water. You should make sure that any exterior faucets are shut off and drained and all hoses disconnected. Any water pipes in your basement right next to an older single pane window should be insulated with the cheap foam slip -- on sleeves available at home centers or hardware stores. Stay warm, stay dry and don’t waste money on water. - Blaine |

Question for Gary: How much insulation should I have in my attic? |

A minimum of 15" is what should be in your attic. Unfortunately, 80% of U.S. homes don't meet this current standard. With 40% of all energy loss going through the ceiling, there is no better place to "invest to save" then in your attic.
